[Using an old rendering, draftsmen in the Curbed Art Department speculate on the footprint of the 'first phase' of the long-awaited development and construction of the Riverwood 200 site on Cobb Parkway. Original rendering courtesy of Seven Oaks Company.]

An eagle-eyed tipster alerted us to the fact that there's activity on the long-dormant Riverwood site controlled by the Seven Oaks Company on Cobb Parkway, and the Smyrna-Vinings Patch has confirmed that construction is finally to begin on apartments and retail space. Though details remain somewhat sketchy, it appears that Seven Oaks- in partnership with Walton Communities- will develop the mixed-use site in pieces. As you may recall, Seven Oaks had big plans for the (prime) site on the ridge where Cumberland Boulevard meets Cobb Parkway that included an office tower. But like innumerable other projects in and around Atlanta, the deep freeze that settled over the real estate market in 2008 scuttled those plans. Erstwhile signature gatherers seeking to bring a Trader Joe's to the area are likely disappointed that their goal won't be accomplished on this site. In addition to the 5-story apartment building planned, 30,000 square feet of retail will be built, but looks to be inhabited by smaller retail tenants including a coffee shop...perhaps a certain Seattle-based chain? Thanks to JB for the tip.
