Finding a long-term rental apartment in Paris is way more difficult than finding a property to purchase. The reasons for this are many: 1) the housing shortage (which has its own long list of reasons for existence), 2) the large number of short-term rental apartments which are secondary residences for many and 3) the laws which favor the tenants over the landlords making it unattractive to be a landlord.

We are hired on a regular basis to find such apartments for those seeking shelter from three months to one year in furnished rentals, and up to three years in unfurnished rentals. (By law, that's how the leases work.) The search itself is tough enough as there are so few apartments on the market, but in addition one must be prepared to walk in, say "yes," and submit a dossier offering proof to the landlord that the rent will be paid, lest they fear the tenant squatting and a future legal procedure.

To avoid that, you have the good fortune of having access to two of our luxury apartments which just went on the market for long term -- and rather than advertise them openly, we're giving you the chance to say "yes" without having to prepare a thick dossier of proof of income or escrow account.

In an elegant Haussmannian-style building, located steps from the Champs de Mars and with a stunning close-up view of the majestic Eiffel Tower, this lovely two-bedroom apartment will make your Paris stay an unforgettable experience.

From the elevator on the 5th floor one enters the apartment through classic double doors into a generous foyer. To the left is the large dining room and adjoining spacious living room.

The dining room is complete with dining table that can expand to seat up to six people, a marble fireplace and mantel, Asian-style china cabinet and leather easy chair. Here also is the in-house library that includes books, music and DVDs. The floor to ceiling window opens to a balcony where a café table and two chairs await the guests. From here you have a more-than-excellent view of the Eiffel Tower, which feels close enough to reach out and touch.

The living room is open to the dining room and is as spacious and luxurious. There is an L-shaped sofa that seats up to six, a grand coffee table and a comfortable lounging chair next to another large window with a view. A large, flat-screen TV and Blu-ray DVD player are also situated here for your viewing pleasure.

To the right of the foyer when entering the apartment is the bright, ample, well-equipped kitchen. To support your culinary endeavors the kitchen comes with a full-sized refrigerator/freezer, dishwasher, oven, four-burner stovetop, Nespresso coffee maker and all the cooking implements, dishes, cutlery and glassware that you will need.

Moving straight ahead from the foyer you will pass the entry-hall closet, then make a slight deviation and find to your left a serving pantry from where family meals were once served. These days, it makes for a perfect workspace instead.

To the right is a hallway leading first to the main bathroom then to the bedrooms. The main bathroom is complete with toilet, shower, sink and mirrors.

Next is the second bedroom with a queen-size bed (that can also be made-up as twins), an armoire, fireplace, chest of drawers and mini-stereo. The window opens onto the quiet courtyard.

At the end of the hall, is the Master Bedroom with king-size bed, double bookshelves and a wide dresser. Between the bedroom and its en suite bath is a small alcove with another chest of drawers.

The marble adorned bathroom contains a tub/shower combination, a second toilet, double sinks and a window seat. The large mirror above the sinks reflects the back of the bathroom door, which itself is fully mirrored.

The Master Bedroom is also on the courtyard and is far removed from the hustle and bustle of the front half of the apartment…making it perfect for groups with different daily schedules.

One of the many advantages of this apartment is its ample storage space. From the chest of drawers in the foyer, to the front hall closet, to several other closets in the hallway, this apartment is perfect for a long stay.

Included with the apartment is cable television with over 100 channels, a video library, WiFi and free long distance telephone with an answering machine. Long-distance calls to land lines in over 100 countries are free. This extends to calls to cell phones in the US and Canada.

Tenant responsibilities:

* Rental: 6 months to 12 months: 5,500€/month + 200€/month utilities (agency fee + insurance included)
* Rental: 1-year: 4,100€/month + 200€ utilities
* Taxe d'habitation (payable by whomever lives in the apartment on January 1st)
* Tenant insurance
* 1,980€ regulated agency fee (18€ per square meter, based on the apartment size of 110m2)
* Allow for a two-month deposit for any length of rental.

IN THE HEART OF SAINT-GERMAIN-DES-PRÉS: LE MABILLON

In the heart of Saint-Germain-des-Prés, Le Mabillon is in the perfect location to enjoy one of Paris’ most sought after locations. Upon entering the building it is immediately clear that this one is special. Completely restored and renovated, the common areas boast exposed stone walls and centuries old beams, beautifully illuminated with modern lighting. The anachronistic, modern glass elevator juxtaposes rather well with older parts of the building and waits to take you up to your Paris home.

The newly renovated apartment is every bit as stylish as its surroundings. From the entranceway, a hallway leads first to a bathroom with combined tub/rainfall shower, sink and toilet. Modern and elegant fixtures, a stone counter and a large mirror, make this room shine.

Continuing down the hallway one comes to the main part of the apartment. To the immediate left is a large closet with hanging space. Just past this is the kitchen area with refrigerator, two burner ceramic stove, full sized oven, microwave and several other small appliances that will allow you to be self-sustaining for as long as you need to be. The apartment is well equipped with dishes and glassware as well as utensils and cooking implements.

Opposite the kitchen is the sleeping area, with its inviting King sized bed which can be converted to two twins. The bed is adorned with luxury fabrics and ample pillows. Surrounding the head of the bed is built in cabinetry, which will mean that you will never have storage issues.

The entertainment center with flat screen TV and DVD player can be enjoyed from the bed or from the comfortable sofa on the opposite wall from the bed. There are over one hundred channels available, several of them in English.

Included in your rental rate is high speed wireless internet and unlimited free phone calls to over 50 countries, including cell phones in the US and Canada.

For your dining pleasure, there is a table for two in the corner of the apartment beside an antique mirrored divider. The plush Louis XV chairs will allow you to comfortably linger over meals.

The apartment has two large windows through which the sun shines, and is equipped with blackout curtains to allow you a very dark sleeping environment if so desired.

Tenant responsibilities:

* One-year lease minimum, monthly rent: 1400€ + 200€ utilities (The utilities cost will be adjusted at the end of the initial lease term, for the part that exceeds the 200€ per month.)
* Initial payment: 2 months of security deposit and first month’s rent
* The Taxe d’Habitation (Approx. 1,000€ payable by whomever lives in the apartment on January 1st)
* Renters insurance
* 504€ regulated agency fee (18€ per square meter, based on the apartment size of 28m2)
